The Middle East and North Africa (MENA) region has emerged as a leader in branded residential development, representing 36 percent of new global signings-more than any other region. This impressive growth marks a significant milestone in the evolution of branded residences as MENA becomes the fastest-growing market worldwide, propelled by an increase in fashion-branded and standalone projects.

In this dynamic region, standalone projects-those without a hotel component-constitute 31 percent of completed developments and account for 51 percent of future projects. This means that soon, nearly half of all branded residential initiatives in the area will be standalone. These figures contrast with the global average, where such projects make up only 36 percent.

Fashion brands dominate MENA's non-hotel segment-the only region globally where they lead-accounting for 51 percent of all non-hotel branded endeavors. This is nearly double the global average of 26 percent. Overall, non-hotel brands are rapidly gaining traction across the region, now making up 30 percent of upcoming developments compared to just 24 percent of already completed stock.

The Fairmont brand is poised to become the largest operator within the area, boasting 19 branded residential schemes either completed or underway. Meanwhile, luxury jewelry brand De Grisogono has climbed to fourth place in terms of regional pipeline projects with eight undertakings, and famed restaurant and hotel brand Nobu has introduced six developments within MENA.

Region Dominates Global Branded Market

The branded residential market globally now includes 1,746 schemes-comprising 779 completed projects and an additional 967 still in progress. The MENA region accounts for nearly 13 percent of existing global supply alongside a substantial portion-25 percent-of upcoming projects. Notably, Dubai stands out as a leading city worldwide with close to 160 combined completed and pipeline initiatives, surpassing internationally recognized cities like Miami, New York, and London.

MENA currently boasts 99 finalized projects with another promising set-a pipeline consisting of some 241 ventures underway.
